3.      Setting the Right Price

Achieving the perfect equilibrium between attracting potential buyers and maximizing returns is crucial. 5.      Showing the Property

Ensuring the property is accessible for viewing falls within your responsibilities, while my role is to ensure it receives the necessary exposure. Please keep the following guidelines in mind:

a.      Refrain from personally showing the property

b.      Keep me informed on your current contact details and any unavailability

c.      Disclose any material defects, whether apparent or hidden, along with other mandated disclosures

d.      Maintain the property’s upkeep and ensure utilities remain active until the buyer takes possession

e.      Make the property accessible for viewings during reasonable hours

f.       Maintain adequate insurance coverage until closing

g.      Promptly inform me of any mortgage payment delays or bankruptcy filings

h.      Be ready to provide truthful responses and pertinent documentation when questioned about the property

i.        For safety reasons, double check that all doors, windows and overhead garage doors are locked after each showing

j.        I will manage inquiries, coordinate showings, and conduct negotiations

 

6.      Negotiation

Negotiations are a crucial part of the process, whether it's handling offers or requests for repairs. Upon receiving offers, I will dive back into the market conditions and provide you with an Estimated Closing Statement (ECS) for each offer. It's important to carefully consider all terms, including price, earnest money, financing, closing dates, and contingencies. After discussing your goals and priorities, my aim is to secure the best deal for you while fostering a professional relationship with potential buyers. Flexibility is key in negotiations, as we work towards mutually beneficial solutions.

Similarly, when requests for repairs come in, it’s essential for me to understand your preferences. We’ll thoroughly discuss what repairs you’re open to and those you’re not, ensuring clarity before I negotiate on your behalf.

 

7.      Closing the Deal

Once the offer is accepted, signed, and delivered, it transforms into a legally binding contract, marking the commencement of the contract-to-closing process. I take charge of facilitating this entire procedure, ensuring meticulous adherence to every aspect of the contract. Utilizing a structured system, I meticulously track and follow up on all contract requirements. I adeptly negotiate repairs, if needed. The lender conducts an appraisal to validate the property's value against the agreed-upon sale price, with me providing supplementary information to the appraiser as needed. Arrangements are made for a thorough title search to confirm clear ownership, while securing title insurance for added protection. Closing documents, including the settlement statement, are prepared and reviewed for accuracy. Before closing, the buyer conducts a final walkthrough to ensure the property's condition aligns with the day of their offer. Any last-minute issues, such as a "dry close," are promptly addressed. Finally, we convene for the closing meeting, either in person or remotely, where all necessary documents are signed, and ownership of the property is officially transferred. Throughout this entire process, I am dedicated to ensuring a smooth and successful transaction.


8.      Legal Aspects and Disclosures

Ensuring compliance with legal obligations, transparent disclosure of relevant details, and proactive risk management are crucial aspects of navigating the sales process. In Alabama, the principle of "Caveat Emptor" places the onus on buyers to conduct thorough due diligence. Nevertheless, sellers can also be held accountable for various aspects of the sale. Rest assured, I am here to offer guidance and support as you navigate through these critical decisions.
